It goes without saying that at the heart of everything are our fantastic holiday home owners and our amazing staff. - Beautiful grounds
From the fountain at the entrance of the park to the five-acre playing field area, York House’s grounds are absolutely lovely. Our grounds team work hard all year round to ensure our mature gardens and green spaces look immaculate for our holiday home owners and visitors. The water and floral features have been developed over the years with conservation and wildlife in mind, helping York House to achieve the David Bellamy Gold Award every year for more than 15 years.
- Superb location
York House Holiday Park is situated in the lovely hamlet of Balk just four miles from the market town of Thirsk. The famous White Horse is within sight at Kilburn, which is also the birthplace of the famous furniture maker Robert ‘Mouseman’ Thompson.
Within an hour’s drive from our park are the East Coast, the North York Moors and the Yorkshire Dales.
- Award-winning on-site coffee shop
The Old Barn Coffee Shop is located at the entrance to York House and is popular with people staying at the park as well as those from the local area. Offering homemade cakes, blended coffee and freshly baked dishes using local produce, the café has garnered a host of awards, including a 2020 Tripadvisor Travellers’ Choice award and a Flavours of Herriot Country Award 2019 for Customer Service Team of the Year.
- Range of leisure opportunities nearby
York House Holiday Park offers a great base from which to enjoy a wealth of leisure opportunities from shopping and eating out to walking, cycling or even the thrills of the theme park.
The historic city of York is just half an hour’s drive away, and there are towns such as Thirsk, Harrogate and Knaresborough nearby.
The Sutton Bank Visitor Centre is a great place to start a walking adventure, including routes around the stunning Lake Gormire and the Cleveland Way.
The challenging gradients of Sutton Bank and Boltby Bank, are a must for cyclists, or there are lots of gentler options through the Yorkshire Dales and North York Moors. Thrill-seeking mountain bike enthusiasts may also like to check out Kilburn Woods for some downhill adventures.
For a great family day out, Flamingoland and Lightwater Valley theme parks are 45 minutes’ / 30 minutes’ drive away.

York House is surrounded by a range of fantastic local businesses including the award-winning pubs and restaurants The Carpenters Arms, The Durham Ox and The Black Swan at Oldstead.
Guests at our park often make use of some of our nearby food suppliers such as local farmer Carl aka the fruit and veg man, and Johnson’s the Butchers in Thirsk.
- Welcoming and friendly feel
York House’s holiday homes are mainly occupied by owners who come back year after year with their families and friends, which is one of the things we really love. We’re all like one extended family!
We only have six caravans for hire so as to create a more intimate, friendly and relaxed atmosphere on our site. Many of our homeowners become good friends over the years, building up a strong community of people who look out for each other. Some even do their neighbours’ gardens!

Like all our holiday parks, York House comprises high-quality holiday accommodation, set on spacious pitches that are designed to offer privacy and space while making the most of the lovely views.

York House is a gated holiday park, which gives our holiday home owners peace of mind when they’re staying with us. And, with staff on site at all times of the day and night, there is always someone around to assist with all eventualities.
